Most of the people who call us have one of two problems: the deck they've got is starting to feel unsafe underfoot, or they want a deck and don't know where to start. If your railing wobbles when you lean on it, or a board flexes more than it used to, that's not cosmetic, that's the frame telling you something. The fix depends on what's actually failing, not just what's visible. A soft spot in the decking might mean the joist underneath is rotted where the ledger meets the house, which is the single most common failure point we see. We pull the boards, check the framing and the flashing, and only replace what requires it instead of tearing out a deck that's structurally fine. On new builds we run the post bases and hardware to current seismic bracing requirements, because a deck that shakes loose in an earthquake is a bigger problem than one that just looks dated.
